Homeowners discussing questions about selling their home

Thinking About Selling Your Home? Let's Answer Some of the Big Questions.

Selling a home can come with a lot of decisions. When should you list? What should you fix? How much is your home worth? And what actually happens once an offer is accepted?

At The M Group of Long & Foster, we believe informed sellers make better decisions. Below are answers to some of the questions we hear most often from homeowners throughout Baltimore, Central Maryland, and Southern Pennsylvania.

Don't see your question? Reach out to us. We're always happy to talk through your property and your goals, even if you're not ready to sell today.

Earlier than you might think.

Ideally, we'd recommend contacting us a few months before you'd like to put your home on the market. This gives us time to evaluate the property, discuss pricing and timing, and determine whether any repairs, improvements, or preparation could benefit your sale.

That said, we've also helped sellers prepare and launch homes on much shorter timelines.

Even if you're a year or more away from selling, we're happy to start the conversation and help you develop a plan.

Determining a home's market value requires more than looking at an automated online estimate.

We'll prepare a comparative market analysis that considers recent sales, active competition, current market conditions, property condition, updates, layout, location, and the unique characteristics of your home.

We'll then walk you through the data and explain how buyers and real estate agents are likely to evaluate the property.

The goal isn't to tell you the highest number simply to win your listing.

It's to give you an honest assessment and develop a pricing strategy designed around your goals and the market.

Online estimates can be a useful starting point, but they don't always tell the full story.

An algorithm may know your home's square footage, bedroom count, and recent nearby sales. It may not understand the quality of your renovations, your specific lot, your home's condition, an unusual layout, or how your property compares to the competition currently on the market.

That's why we believe a professional, property-specific market analysis is important before making a major financial decision.

It depends on the property.

Some homes benefit from painting, minor repairs, decluttering, professional cleaning, landscaping, or staging. Other homes may require very little preparation. And sometimes, making a major improvement before selling simply doesn't provide enough return to justify the expense.

We'll walk through your home and help identify the projects we believe could have the greatest impact on marketability and buyer perception.

Just as importantly, we'll tell you what we don't think is worth spending money on.

No.

A home does not need to be fully renovated to sell successfully.

The right strategy depends on the home's condition, the likely buyer, competing inventory, your timeline, and your financial goals.

In some cases, targeted cosmetic improvements may significantly improve the home's presentation. In others, selling the property in its current condition may make more sense.

We'll help you evaluate the potential cost, benefit, and return of different options before you start a major project.

Yes.

One of the biggest challenges sellers face is figuring out who to call and how to coordinate everything before listing.

Through our network of trusted local professionals, we can help connect you with and, when appropriate, assist in coordinating:

  • Contractors
  • Painters
  • Cleaners
  • Landscapers
  • Stagers
  • Junk removal companies
  • Estate sale professionals
  • Photographers and marketing vendors
  • Other local service providers

Our goal is to help make the preparation process as organized and manageable as possible.

A pre-listing inspection can be helpful in certain situations, but it isn't right for every seller.

An inspection may help identify potential concerns before buyers begin touring the property and allow you to address issues proactively.

However, there are also disclosure and strategic considerations that should be discussed before ordering an inspection.

We'll help you weigh the potential benefits and drawbacks based on your property and situation.

We consider a combination of market data and property-specific factors.

This includes:

  • Recent comparable sales
  • Active competition
  • Pending sales when information is available
  • Days on market
  • Property condition and updates
  • Location and lot characteristics
  • Current inventory
  • Buyer activity
  • Broader market conditions

We'll explain how different pricing strategies may affect buyer interest and market activity.

Ultimately, the listing price is your decision. Our job is to provide the information and professional recommendation needed to make that decision confidently.

Not necessarily.

Today's buyers have access to more market information than ever before. If a home is priced significantly above what buyers and their agents believe the market supports, they may choose not to make an offer at all.

In some cases, an aggressive pricing strategy makes sense. In others, pricing closer to market value may create more interest and competition.

We'll discuss the potential benefits and risks of different strategies before your home is listed.

A Coming Soon listing allows a property to be marketed within the applicable MLS rules before showings officially begin.

When used strategically, a Coming Soon period can help create awareness, give buyers and agents time to discover the property, and build interest before the official launch.

Coming Soon isn't the right strategy for every property, but we'll discuss whether it makes sense for your home and current market conditions.

We use a customized, multi-channel marketing strategy built around six stages:

Prepare. Present. Launch. Promote. Measure. Adapt.

Depending on the property and listing strategy, marketing may include professional photography, video, drone photography, 3D tours, interactive floor plans, virtual staging, Zillow Showcase, social media, email marketing, agent outreach, open houses, broker's opens, print materials, and paid digital advertising.

You can learn more on our Marketing Strategy page.

Zillow Showcase is an enhanced listing experience available through participating Showcase agents.

Qualifying Showcase listings may receive enhanced visibility and immersive digital features such as high-resolution photography, interactive floor plans, and 3D tours.

The M Group subscribes to Zillow Showcase and incorporates it into our marketing strategy for qualifying listings.

Buyers and their agents generally prefer to tour a property without the seller present.

This allows buyers to explore the home comfortably, ask questions, and openly discuss the property with their agent.

We'll work with you to develop showing instructions and availability that balance buyer access with your schedule and circumstances.

No.

You control access to your property.

That said, showing availability can have a significant impact on buyer activity. The easier it is for qualified buyers to tour your home, the more opportunities we create for interest and offers.

We'll work with you to establish a showing schedule that is realistic for your household while still supporting the listing strategy.

Generally, no.

Just like private showings, buyers tend to feel more comfortable exploring and discussing a property when the seller isn't present.

We'll coordinate the open house, prepare the property, greet visitors, answer questions, and gather feedback.

It depends on the property, price, location, condition, and current market.

Some homes receive offers within days. Others may take weeks or longer to find the right buyer.

Before listing, we'll review market data and discuss what we're seeing with comparable properties. Once your home is active, we'll continue monitoring activity and provide regular updates on how the property is performing.

We don't believe in promising an unrealistic timeline simply to win your business.

We look at the data and have an honest conversation.

We'll review online activity, showing volume, buyer and agent feedback, competing listings, recent market activity, and any new properties that have entered the market.

Depending on what we're seeing, we may recommend adjusting price, refreshing marketing, increasing agent outreach, hosting additional open houses, improving showing availability, or repositioning the property.

We don't list your home and wait. We measure, communicate, and adapt.

We'll review the entire offer with you, not just the price.

Important terms may include:

  • Purchase price
  • Financing type
  • Down payment
  • Earnest money deposit
  • Seller concessions
  • Inspection terms
  • Appraisal terms
  • Settlement date
  • Contingencies
  • Overall certainty of closing

We'll explain the strengths and potential risks of each offer and discuss whether accepting, rejecting, or negotiating makes the most sense.

You make the final decision. Our job is to help you make an informed one.

No.

A higher-priced offer may include financing, appraisal, inspection, or other terms that create additional risk.

A slightly lower offer with stronger financing, fewer contingencies, or more favorable terms may sometimes provide greater certainty to a seller.

We'll compare the complete terms of each offer and help you understand the tradeoffs.

Absolutely. We regularly help clients coordinate a sale and purchase.

Depending on your financial situation and market conditions, potential strategies may include:

  • Buying before selling
  • Selling before buying
  • Making an offer contingent on the sale of your current home
  • Negotiating a rent-back or post-settlement occupancy arrangement
  • Coordinating settlement dates
  • Exploring bridge financing, home equity, or other financing options with a lender

There is no one-size-fits-all strategy.

We'll work with you and your lender to develop a plan around your finances, timeline, and risk tolerance.

Seller expenses vary by transaction but may include:

  • Real estate brokerage compensation
  • Transfer and recordation costs
  • Seller concessions
  • Repairs or negotiated credits
  • Mortgage payoff
  • Property taxes or other prorations
  • Title-related charges
  • HOA or condominium fees and documents
  • Other property-specific expenses

Before listing, we can help prepare an estimated seller net sheet so you have a clearer understanding of your potential proceeds.

Final figures are prepared and confirmed through the settlement process.

Brokerage compensation is negotiable and is addressed in the listing agreement between the seller and the brokerage.

We'll clearly explain The M Group's services, marketing strategy, and compensation before you make any commitment to work with us.

We believe sellers should understand both the cost of representation and the value being provided.

Buyer agent compensation can vary from transaction to transaction and may be negotiated as part of an offer.

We'll discuss your options, the potential impact of different compensation strategies, and how buyer agent compensation may factor into an offer before and during the listing process.

Our goal is to make sure you understand the terms and can evaluate each offer based on the complete financial picture.

Once you accept an offer and the contract is ratified, our transaction management process begins.

We'll help track important dates and coordinate communication involving inspections, repair negotiations, appraisal, buyer financing, title, final walkthrough, and settlement.

We'll remain actively involved throughout the transaction and keep you informed as we move toward closing.

Accepting an offer is a major milestone. Our job isn't finished until the transaction closes.

Not always.

Depending on the title company, transaction, and your circumstances, remote signing, mobile notary services, or other arrangements may be available.

We'll coordinate with the title company and help you understand your options as settlement approaches.

Yes.

The M Group works with homeowners, investors, landlords, and families handling estate properties throughout Baltimore and Central Maryland.

These transactions can involve unique considerations, including property condition, tenants, leases, timing, repairs, estate administration, and investor-focused marketing.

We'll take the time to understand your situation and develop a strategy around the property and your goals.
